IT'S NATIONAL ROOF OVER YOUR HEAD DAY!
Did you know that each year in the United States, we celebrate "National Roof Over Your Head Day" on December 3rd?
National Roof Over Your Head Day was created as a day to be thankful for what you have, starting with the roof over your head. There are many things that we have that we take for granted and do not stop to appreciate how fortunate we are for having them. This day follows closely after Thanksgiving, a day to be thankful. So just like Thanksgiving, be thankful for what you do have and always remember, that it is a better feeling than worrying about what you do not have.
From bungalows to cottages, and farmhouses to treehouses, today we show our appreciation and gratitude for the places we call home. Owning the roof that shelters us is something many renters still aspire to, knowing there are so many financial and non-financial benefits to homeownership.
According to the 2019 State of the Nation's Housing from the Joint Center for Housing Studies of Harvard University, cost-burdened renters now outnumber cost-burdened homeowners by more than 3.0 million. In addition, renters make up 10.8 million of the 18.2 million severely burdened households that pay more than half their incomes for housing.
Homeownership drives many benefits, including providing families with a place to feel secure. It also helps promote confidence that they are investing proactively in themselves and their communities. That is why there are 77.7 million owner-occupied housing units in the United States.
Many, however, fear it is too expensive to own a home. In reality, however, it’s actually more expensive to rent. Here’s the breakdown as a percentage of income necessary for both – affording median rent and owning a home:
Today we pause to appreciate the places we call home, and all of the other reasons we have to be truly thankful. To celebrate, consider volunteering at or making a contribution to a homeless shelter in your area. Your gift may help someone else be able to have a “roof over their head” tonight.

Home prices are still up, which means it's also a great time to invest in your house with strategic upgrades, whether you're considering selling or not. However, be aware that many home improvement projects don't necessarily add to the value of your home.
In fact, some can even detract from the price when you do choose to sell, while other projects can add value to your home. Considering the cost of a project versus the impact, or ROI, (Return on Investment), it will have on the resale value of your home is critical. The biggest returns may often come from Kitchens and Master Bath remodels, a close second might be Basement Remodels.
Some helpful tips on home improvement projects that may help to increase the value of your home in addition to your family’s quality of life include:
1. Garage Door Replacement - In terms of return on investment, garage door replacement is at the top of the list because curb appeal projects perpetually add to overall value to a home. According to Remodeling magazine’s latest Cost vs. Value Report, homeowners can recoup 97 percent of the cost for a new garage door. Homeowners looking for the best impact should select their new garage door by choosing a design that fits the architectural style and price point of their home.
2. Minor Kitchen Updates - In almost every family, the kitchen is the hub of the home, therefore updates in this room may pay off. A complete overhaul may not make sense, but minor improvements like refacing cabinets or updating finishes can have a big effect. A minor kitchen remodel will recoup 80 percent of its cost, according to Remodeling Magazine. Consider replacing old appliances with Energy Star-rated appliances which are not only better for the environment, they help save money by using less energy.
3. Deck Addition/Improvement - Outdoor living has progressively become more of a lure to homeowners, as well as prospective buyers. Therefore, decks are a project that can add major value to your home. According to Remodeling Magazine’s report, a deck addition can recoup 76 percent of its cost. A deck addition is a win-win for homeowners, allowing for plenty of enjoyment for the homeowners while also enhancing property value at the same time.
4. Window Replacement - Window replacement projects still account for one of the highest ROIs. In fact, their return is three-fold – increasing curb appeal, value and efficiency simultaneously. Both heating and cooling costs can be significantly lowered with insulated windows that regulate heat exchange. Homes with energy efficiency in mind can save you a substantial sum each year and Remodeling Magazine’s report suggest that new windows recoup 71 percent of their cost.
5. Siding Replacement - Again, exterior replacement – or curb appeal projects, like siding, is at the top of the ROI lists. Remodeling Magazine’s Cost vs. Value Report indicates homeowners will recoup 76 percent of their cost on new siding. More than just a cosmetic upgrade, good siding will protect your home from the things Mother Nature dishes out, like winter storms and heavy spring hail.
On the other hand, some of the things you should not invest your money in, if you’re looking to get the most bang for your buck, include:
1. Gourmet Kitchens with High-End Accessories - While you think that $10,000 commercial stove and top-of-the-line cabinetry is the ultimate kitchen renovation, these costly additions may not pay off when you decide to sell your home. Going too high end, or with too much personalization, will turn buyers away. It’s essential to stay on par with your neighbors – expensive, gourmet kitchens won’t help attract the perfect buyer, unless you’re already in that type of neighborhood.
2. Whirlpool Baths - Potential buyers may not want to pay for a newly installed whirlpool bath, and the costs for installing a whirlpool tub can be excessive. Some homeowners decide to install luxury bathtubs and later discover they need to invest in a larger hot water tank for the tub to work properly.
3. Expensive Landscaping - While curb appeal is critical and can transform the overall look of your home, going over the top may not add to your asking price. Rather than investing in expensive landscaping, it’s better to make smaller changes to add curb appeal. A well-kept lawn and some well-placed hedging or small trees can make a big impression.
There are a large variety of options for home improvement projects that can add value to your home, but concentrating on smaller, more purposeful improvements may pay off in the end. Whether you plan to stay in your house a while longer or just a couple more years, it’s wise to consider which renovations will add the most value to your place. THE TEAL PUMPKIN PROJECT
As Halloween gets closer, you’re sure to see plenty of orange pumpkins on many of your neighbor's porches. But what about teal pumpkins? These non-traditional pumpkins are much more than decor and serve an important purpose!
The Teal Pumpkin Project is an effort by the Food Allergy Research & Education (FARE) organization to raise awareness of food allergies and promote inclusion of all trick-or-treaters during the Halloween season. This project originated in 2014 and has since become a worldwide event. 8% of U.S. children, or 1 in 13, have a food allergy or other condition, such as diabetes or gluten-intolerance.
If you'd like to participate, place a teal-colored pumpkin or sign outside your door on Halloween and offer trick-or-treaters non-food treats. Recommended non-food treats include glow sticks, spider rings, bracelets and necklaces, pencils, stickers, bouncy balls, whistles, kazoos, bubbles, bookmarks, and playing cards. You can also place your home on the Teal Pumpkin Project Map in your neighborhood.

TROUBLE FREE MOVING TIPS
An efficient, well-managed move not only saves you time and money, but it also can make the transition to your new home easier and more pleasant for your family. Here are 10 proven tips to help make your move a trouble-free experience from start to finish:
- Set a Budget and stick to it.
- Hire reliable movers and be clear about your expectations and their company policies.
- Take care of the details, such as utilities to be shut off or transferred, and contact your bank, credit card issuers and any other company that regularly sends you mail. Be sure to change your address with the post office.
- Make a packing list. Go room to room and make an inventory list. Organize it first by room, then by type of item (i.e. furniture, linens, packable items, fragile items and valuables). Once you have a comprehensive list, use highlighters to color-code all items into three categories: keep, sell or give away.
- Get rid of everything you don't want or need.
- Get a head start by first boxing things you use less often, such as off-season clothing, extra linens, tchotchkes or electronics. Clearly label the outside of each box with its contents and the room where it will go in the new house.
- Plan to transport valuables yourself.
- Prep your new home. If at all possible, go to your new home before moving day to clean and make sure the necessary utilities have been turned on.
- Show the movers which items you want loaded last (and therefore unloaded first). Have as many items as possible ready to go - this should be close to everything in your home. Also, have a cash tip ready for each mover.
- Donate canned goods and food items so you don't have to move them. Organizations like Move For Hunger (moveforhunger.org) can help you clean out your pantry while also helping those in need. Move For Hunger works with a network of about 650 moving companies to deliver unwanted canned goods to local food pantries.

Looking for some local things to do for Labor Day in Colorado Springs? The Labor Day Weekend symbolically brings a close to summer, and a bittersweet start of the school year. The Labor Day holiday is a tribute to the American Labor Movement and in 1887 Oregon was the first state in the nation to recognize it as an official public holiday. In Virginia, the amusement park industry lobbied to have public schools begin after Labor Day in order to give families one last chance to visit the amusement parks.

KITCHEN CONFIDENTIAL
Each year brings about new home design trends, and one of the most popular rooms to study is the kitchen. Looking at trend studies can provide inspiration for homeowners considering updating or remodeling their kitchen, so check out these findings from the last Houzz report:
- Organizing and decluttering are top priorities. 75% of homeowners want clutter-free countertops, and 63% said adequate storage was the most important feature in the kitchen. Custom storage options have become popular, especially pull-out waste and recycling bins, utensil and dish organizers, and wine/bar cabinets.
- Countertops are getting a new look. Countertops are the most commonly upgraded feature in the kitchen (94%), as well as the one homeowner's are most willing to splurge on. Engineered quartz has also gained popularity over granite.
- Open layouts are in. Half of renovating homeowners open their kitchen to other interior spaces, with a completely open transition or double doors being the most common. One in 5 homeowners made their kitchen more open to the outdoors, usually by installing exterior doors.
- Design is transitional. Iconic styles such as modern and traditional are falling out of favor as homeowners lean toward transitional, contemporary and farmhouse styles. And they are choosing shaker-style and flat-panel cabinets over raised-panel.
- But what about color? White is a predominant color chosen for cabinets, countertops, walls and backsplashes, while wood is the top choice for floors. Natural wood continues to be the most popular, but it is on the decline as homeowners are choosing engineered wood or laminate flooring.

5 DIY TIPS
As a homeowner, there's no landlord or engineer to ask for help. Realtor.com recommends you learn to handle these five basic problems:
- Change HVAC Filters - Replace quarterly to keep your system running smoothly and cut energy bills.
- Cutting The Water Supply - Find and tag the shut-off valve when you first move-in. When you need to turn it off, turn the handle 90 degrees.
- Unclogging Drains - Chemical drainers may work, but a drain snake is also an excellent option.
- Resetting The Circuit Breaker - Open the panel cover and find the breaker in the "off" position, then turn to "on".
- Clean The Gutters - When gutters aren't cleared of debris, water can get trapped, seep into your house and cost thousands in damages. Clean then annually or every two years.

7 GARAGE STORAGE MISTAKES
If you use your garage as storage space, you're not alone. Unfortunately, because the space sin't climate controlled, it's best to keep these items elsewhere:
Family Photos - Pollutants, moisture and heat can quickly destroy your photos. Digitizing all photos is the best practice, or keep printed copies in a dry area inside your home.
Propane Tanks - These should never be kept indoors or close to your home because they can leak or ignite. Store them outside on a flat surface instead.
Car Batteries - Batteries can be greatly affected by external moisture. Don't store them on the floor; rather, place them on a piece of wood or cardboard.
Artwork or Collectibles - Dampness can cause tarnish and mold to grow. Insects can infest and rodents can feast on certain items. Dirt and dust can cause stains and buildup on almost anything. And car fumes can penetrate textiles and canvases. Keep prized possessions indoors.
Food - Unless you have a refrigerator or freezer in your garage, fresh food can attract vermin even in a sealed container. Canned foods are best indoors, as sweltering heat can hasten their spoilage and freezing temps aren't great either.
Paint - If not sealed correctly and exposed to extreme temperatures, pain can actually spoil. Find a space that's dark, dry and cool, like a utility closet, laundry room or mudroom.
Carpet and Rugs - Fresh air is vital for rug fibers and garage spaces aren't usually well-ventilated, which can cause mold and mildew. Store in a place with low-humidity levels. or if the garage is your only option, block any direct sunlight and place a dehumidifier near it.

TIPS FOR REVIVING YOUR LAWN AFTER WINTER
Waking up your lawn can be challenging, and there is added pressure if you want to put a home on the market. Spring may just be one of the best times of the year to make your home look great. This busy season coincides with an uptick in activity in the real estate market, making it that much more critical for you to get your lawn back in great shape.
Here are a few helpful tips for reviving your lawn after the beating it likely took this winter; but, of course, consult your lawn care professional first:
Feed It Well
Spring is the most critical time to give your lawn a boost. Winter drags on in many areas of the country, which can deplete a yard come spring. If you find yourself in this situation, try applying a quick-release fertilizer to prepare your lawn for spring. This fertilizer will get to the roots and green up your yard in a few days. However, be cautious when applying a quick-release fertilizer, as putting too much in one spot can kill your grass.Other fertilizer options include slow-release fertilizers that'll feed your lawn over time. This kind of fertilizer usually comes in granules or pellets that sit on top of your soil. They dissolve over time and provide the best long-lasting energy option for lawns.
Water in the Morning
Fertilizer applications need moisture to work best. Watering your lawn in the spring may seem counter-intuitive given the rainfall that some climates receive, but watering your lawn regularly is essential to help the grass grow strong. Consider watering your yard in the morning before 10 a.m., as this will allow the lawn time to soak up the water and dry out under the afternoon sun. Watering in the evening or at night may seem smart, but it can actually cause lawn care problems such as disease and fungi.
Ease Into Mowing
While your lawn may have grown a little throughout the winter depending on your location, lawns need some time to ease into the spring. Refrain from mowing your lawn on a low setting as temperatures go up. Short lawns expose the root system, which can create a stressful situation for the grass. Consider doing a light mow early on in the season to take off the tips of the blades. Doing so will ease your lawn back into the growing season and will help keep it looking great.
Start Fighting Weeds
Homeowners looking to put their home on the market should combat any weeds in their lawn. There are many weed and feed chemicals to help prevent weeds. These mixes often include different fertilizers, so be sure to read the directions so that you don't give your lawn too much. Locate any problem areas in your yard and consider applying weed control to those areas, as well.
Seed Thin Spots
It's common for bare spots to appear after a long winter. Immediately care for areas of the lawn that have thinned or are completely bare. These spots can cause problems, not only with weed growth, but also in presenting a beautiful lawn to a prospective buyer. Rake out these spots in your yard and apply a good amount of seed. Give these spots extra water a few weeks after you seed them to encourage new grass roots to take hold.

While some people who are selling their home think a small kitchen is a negative, there are several ways that you can make it stand out and appeal to potential buyers:
Light It Up - Darkness can often make smaller rooms feel even more cramped. To open the room up to more light, consider removing all curtains from windows and instead install recessed blinds. You still get the privacy factor, while also allowing your kitchen to have a brighter feel.
Keep The Counters Tidy - Many people have things strewn about their kitchen counters and cabinets. Think about keeping your countertops clear of all items, including photos, papers, and even appliances, to make it seem like the room is larger than it truly is.
Brighten The Walls - Sellers should consider making the tone of the wall color in the kitchen brighter. Lighter colors tend to open up a room. They are also much more inviting, enticing potential buyers.

Spring is a great time to do a quick tune up of your home! Before things get busy for the summer, take a moment to make sure your home is humming along. Here's a quick checklist of fixes to help you save time now and money later:
EXTERIOR
- Inspect the roof
- Clean the gutters
- Wash window exteriors and check screens for repairs
- Inspect deck and patio for warped, molded or splintered boards
- Remove leaves and other debris from the lawn
- Patch up your home's paint job
- Look for cracks or weak spots along the lowers section of the exterior

HOME CARE MYTHS
Here are a few home care myths that may be a waste of time and money as you prepare for spring cleaning season:
1. Stone countertops are indestructible. In fact, stone countertops are easy to stain and scratch. Plus, regular household cleaners and mildly acidic substances, like soda, coffee, and wine, can dull stone surfaces over time.
2. Your smoke detector's test button is foolproof. The test button tells you the sound is working, not if the sensor that detects smoke is working. Use real smoke to check it. Light a match, blow it out, and hold it near the detector. If the alarm goes off, that's a good sign.
3. Gutter guards are maintenance-free. Gutter guards may keep out leaves, but small debris can still get through. It's best to clean them every two years - or once a year if your home is surrounded by trees - to prevent damage to your gutters.
4. A lemon is a great way to clean a disposal. A lemon's acidic juice will corrode the metal parts of your disposal, and coffee grounds will accumulate in pipes and clog them. The best natural cleaner may just be baking soda, which cleans the blades but will be a little more gentle on the metal.
5. Mow your lawn short and you mow less often. It's important to leave 1 to 3 inches of grass above the roots to keep your lawn lush. Removing more may leave your grass too weak to withstand weeds and pests. It also may expose the roots to sun, causing the lawn to dry out.
6. CFL's cost too much, and are dangerous. Compact fluorescent lights aren't as expensive as you may thing and may not contain enough mercury to cause harm. Plus, CFL's last an average of five years. Check it out for yourself!
7. Trendy kitchen re-do will increase my home's value. Home trends come and go quickly. Instead of remodeling in the latest look, try repainting with trendy colors. If you do opt for a full remodel, choose elements with timeless style, like wood floors and subway tile.
8. A contractor recommendation from a friend is good enough. Look for a contractor as if it were a job interview. Before hiring, talk to a couple of sources, check the contractor's online reviews, and ask a local building inspector which contractors meet code on the properties they inspect.

For many Americans, spring equals allergies. Itchy and watery eyes, runny nose, congestion - it's enough to make you want to skip the season altogether! But with these five tips, you can help reduce allergens in your home and find a brief respite.
1. Remove clutter: Less stuff means fewer places for allergens to linger.
2. Clean the air: A well-ventilated house is your first line of defense. Use HEPA filters in your air conditioning system, maintain the humidity at about 50% and keep your windows closed when pollen counts are highest in the early morning between 10:00 am and 3:00 pm.

1. The floor plan. It’s difficult and expensive to reconfigure a home’s floor plan. If a home doesn’t have the minimum number of rooms or the flow of the main living areas you want, you should cross it off your list.

Under-bed storage. If there’s enough space under their beds, encourage kids to keep their rooms tidy with rolling plastic or rattan storage bins. Then, use an oversized comforter or quilt—or strategically placed blankets—to hide the bins from sight.
Built-in storage. It may be impossible to keep things from leaving kids’ rooms and entering the living room. Utilize furniture with built-in storage, such as ottomans, or clear a drawer in the entertainment center specifically to tuck away any roaming toys, games and other items.
Baskets and trunks. If you don’t have much built-in storage or discreet space to take advantage of, consider buying decorative trunks or baskets with lids that you can place around your home.
Suitcases. If you need to store toys in the back of a closet, put them in suitcases that you can easily roll and move rather than bulky plastic bins. Suitcases are also a more discreet storage option than bins when buyers glance inside the closet to gauge how much space is available.
Donation. While your kids may feel attached to every toy, stuffed animal or plaything they own, it might be time to downsize the collection. Suggest that they start a donation pile, so that their unused items can bring joy to other kids instead.

Baby, It's Cold Outside!
Did you know that homes sell in all seasons including winter? Buyers during the cold weather months are often serious and want to move in as quickly as possible, so it can still be a good time to sell. Here are five tips for getting your home in shape and making it as appealing as possible during the winter season:
- Light it up. If it’s gray and dreary outside, make your home as bright as you can by opening blinds, shutters and drapes to let in as much natural light as possible. Turn on every light in the house as well, including closet lights and desktop lamps.
- Stay warm. Keep your home at a comfortable temperature, and try to warm it up before buyers walk through, so the HVAC doesn’t kick on and create excess noise. If you have a fireplace, light it—just be sure to place a screen in front of it and tend to it regularly.
- Create ambiance. A warm and cozy atmosphere is more than just temperature. Make buyers feel welcome by playing soft music, such as classical, light jazz or non-religious holiday music if it’s that time of the year. Offer cups of hot apple cider or cocoa as refreshments. Give the impression that every room is move-in ready by staging them with a specific mood in mind—set the dining room table for a romantic dinner or set up a spa-like experience in the master bathroom.
- Keep a clear path. Shovel snow off of the walkway and sidewalk—even while snow is falling—to make sure there’s always a clear path to your home for potential buyers. Also, consider shoveling a path from the street to the sidewalk to ensure they don’t have to dig their way through snowdrifts. Scrape and salt the paths for maximum safety.
- Be prepared. If you know you’ll be listing your home during winter, take photos of your home beforehand, so buyers know what the light and landscaping look like in summertime.
